Cooper Roofing Corporation roof assessments are detailed, written evaluations of existing roof conditions. Reports can include roof composition test cuts, photographs, and sketches with an accent on any existing structural weaknesses to better familiarize the customer with the condition of their roof. Building owners use our reports to make sound decisions during possible buy/sell/lease plans, refinance decisions, and all other situations where this information is critical in charting a financial course of action.

The Right Information to Help You Make Sound Business Decisions

The Cooper team is often brought in to write reports for upcoming negotiations involving ownership or access rights of a building. Accurate assessment of existing value is a must if you are to maximize your position during such negotiations. Cooper Roofing knows and understands what is necessary for truthful, maximum impact at these negotiations. Our reports are also used to develop successful future roof maintenance plans. Once an initial report is done the roof can be better managed in terms of understanding weaknesses and prioritizing areas for repair efforts. Costs vary depending on requirements.

Infrared Roof Surveys
Infrared Roof Surveys are more complex, scientific evaluations of existing roof conditions. Infrared surveys include all or part of the assessments mentioned before plus a scaled roof plan (aerial view drawn to correct dimensions) of your roof. This CAD (computer aided design) roof plan includes infrared scan results of your roof outlining the wet areas which are hidden underneath the roof surface. These hidden wet areas are influential in determining the true value of your existing roof system and what you can expect to spend on a new roof in the future.

In providing an infrared scan the underlying condition of the roof is better understood. This helps you make much wiser judgments during re-roofing, property acquisition, and/or sale. Like roof reports, infrared surveys are also valuable in developing successful roof maintenance plans. Once an initial survey is done you can better understand its weaknesses and plan your maintenance priorities going forward. This all adds up to extending roof life. Insurance Reports and Investigations
Insurance Reports and Investigations involve checking damaged roof surfaces and substrates in order to assess the true extent of damage and it’s root causes. Calling on 30 years of roofing experience is a big part of evaluating insurance claims. We currently serve several insurance carriers who contract with us to verify claimed damage amounts.

Roof damage typically involve storm or water damage that directly impacts the condition of the roof. We begin by visiting the site to gain an understanding of exactly what did (or did not) happen. Our findings are then documented in a report which can include a roof plan, photographs, and any necessary estimates for repairs. Insurance Investigations sometimes lead to appearances in court as the customer’s ‘expert witness’ in order to fully represent their interests. If expert testimony is required, we are prepared to serve. Insurance Investigations which bring out the truth in claim submissions are helpful in keeping all of our insurance premiums to a minimum. (Cost of report varies depending on requirements.)
